Aphrodite Hills, Adonis Village

Welcome!

Dear Owner,

On behalf of the Management Committee, and all your fellow owners, welcome to Adonis Village.

Since Adonis Village first opened in 2003, it has become increasingly more established and attractive. At the same time, it has become increasingly popular with owners and visitors throughout the year. Some owners live in Adonis Village for much of the year as their primary home, some use their properties for personal use, and some have properties for investment purposes.

Whatever your reason for purchase, we aim to maintain an excellent, high-quality facility for the benefit of all owners and visitors, whilst protecting the investment we have all made. We are proud of the Village, which we believe offers excellent value and enjoyment, and we hope you enjoy owning a property here too.

The Management Committee was elected at the Annual General Meeting in line with the General Agreement, and stand on a 2-year basis, the next election being in next June. The Management Committee’s objective is:

‘To maintain an excellent, high-quality facility, for the benefit of all owners and visitors, whilst protecting the significant investment that all owners have made in their properties’

Please remember, this can only be achieved with the support and understanding of the owners.

We are responsible for the lighting, cleaning and gardening of all common areas, notice boards, swimming pool area and maintenance of the pool, the basic TV system, and the external painting and maintenance of your property, though not of course internal.

We are also responsible for maintaining standards in the Village, and this we endeavour to do as efficiently as possible on behalf of the majority of owners. At the time of purchase, all owners signed the General Agreement document, which is exactly the same for all owners. Please ensure that you familiarise yourself with this document to save any embarrassment or problems at a later date.

In particular, we would like to draw your attention to paragraphs 33 to 42, and anyone staying or renting your property should also be aware of these conditions. They safeguard the standards of the Village and everyone’s enjoyment of staying here. The main points of which you should be aware are:

  • You cannot make any permanent addition or alteration to the exterior of your property, including walls, fences, etc. Any external changes that you want to make must go through the ‘Procedure to agree External Changes’ agreed by all the owners at the AGM.
  • You are expected to keep the external areas and gardens tidy and in a good state.
  • Pets are not allowed.
  • You are not allowed to erect any external TV or Satellite TV dish, and any Wi-Fi antenna must be in line with the rules agreed by all owners at the AGM, and applied for under the External Changes procedure.
  • You are allowed to paint the exterior of your property, in addition to that undertaken on your behalf by the Management Committee, but it must be in exactly the same colours as used and agreed throughout the Village. Details are available on request.
  • No signs are allowed to be hung outside your property, except for one ‘For Sale’ sign up to a maximum size of 0.25M2. Small notices can be displayed in the Adonis Village Notice Board at the entrance. A detailed explanation of the rules for all notices is available from Evi Leantzi or the Management Committee Chairman.
  • BBQ’s should only be used with due consideration and courtesy to neighbours, i.e. they must not be used on a balcony when there are people in the adjoining property. Gas cylinders should not be stored in any open or dangerous area, e.g. balconies.
  • If you rent or lease your property to a third party, it is your responsibility to ensure that they understand and adhere to these rules and you are responsible for any breach.

A copy of the External Changes procedure can be found here and Evi can advise how to use it.

Hopefully, you will agree that in a Village the size of Adonis Village, it is imperative that we have some rules for the good and enjoyment of all, rather than the interest of an individual.

It is also important that you and your guests abide by the swimming pool rules on display at the pool.

Common expenses are payable twice yearly in July and January, and you will be sent details, including the ‘prompt payment incentive’ and the ‘late payment penalty’.

The Annual General Meeting is held normally during the month of June and is followed by a lunch for all attendees. Please try to attend if possible as it gives you the opportunity to meet other owners. If you cannot attend, then please send your proxy vote to a member of the Management Committee or to another owner who you know will attend. This is extremely important to ensure that we have a quorum at the AGM.

The date and venue of the next AGM can be found here.

Your first point of contact for any query or request is to Michael Panayi from MProperty Managers manage the day to day services for our Village and we are sure you will find Evi to be most helpful. You can also contact the Management Committee Chairman through the contacts page.

Finally, once again, we hope you enjoy Adonis Village as much as we do, and become part of our happy and delightful community.

Best regards,

The Adonis Village Management Committee
